Worth Less Than Zero

As a longtime experienced Quicken user, I can say this product is all marketing hype and little substance. This is a rental property add on to on the Quicken base product which was not designed with any significant input from experienced rental property owners. Not enough functionality. One size fits none. You can easily get where you need using multiple income and expense categories in Quicken. The deposit liability account is pointless. Lease expiration information can be better (should be) maintained in Outlook or your standard calendar function. What the program doesn't get you, Excel can make up the difference in about 5 minutes. Also, the program doesn't want to open the Quicken data base from time to time, but always gets it on the second time. My 2010 version of Quicken never did that. Makes me nervous. I wish I could get my money back, but Quicken doesn't offer the information in or on the product packaging so you'll have to search their website for the details. I tried that but it will cost me 5x more in lost time looking for that than the amount of the refund. Of course you can always deal with the outsourced customer care center in India.

Good Start

Quicken Rental Property Manager is a good starter package for the owner of a few rental properties, or a property manager who is just getting started. It is easy to use once you become familiar with its features. It is a bit counterintuitive, and doesn't offer a complete range of operating features. This program is basically financial. Using this software, you must generate work orders, repair orders, purchase orders, and other record keeping documentation outside of this program. If managing more than 20 properties, or several multi-family properties, this software is insufficient and you will desire a more sophisticated solution.

It is riddled with bugs and frustrations.

The program is riddled with bugs and problems. If you don't have too many tenants, and they never make partial rent payments, and they are never more than one month behind, and you only have house deposits (not dog deposits too), you will be OK with this program. If you live in a real world you probably won't be too happy.
Here are some tips to help you use this program:
**Don't use the ENTER RENT button to enter your rents because it doesn't associate the house number with the tenant.
**Be aware that when you enter the deposit using their input form it doesn't assign the house number to the security deposit.
**Don't expect it to print what you see on the screen. It often doesn't print WYSIWYG.
**Be forewarned that you can't get a list of how much the tenant's rent is, or the day of the month it is due. You can set up reminders, but I don't consider it the same thing, and you can't get a simple report.
**It doesn't come with a printed manual and the electronic one seldom has what you search for.
**Be very nice to the website of nice, real Quicken users who try to answer your questions. They can be a lifesaver.
**Become familiar with the online Tech support. (Even support from India can be helpful.)
I have found work-rounds for most of the problems, but it has been frustrating. I continue to use this program, but I will augment it by downloading data into another program to find out how much each tenant owes each month.
